Phase I assessments (ASTM E-1527)

One Source Environmental Phase I Assessments satisfy due diligence requirements associated with property development, zoning, bank financing, re-financing, and foreclosures, or simply in-house proactive audit programs. One Source Environmental performs Phase I ESA's which are based on the American Society for Testing and Materials (ASTM) Standard for Environmental Site Assessments E-1527-00.

The goal of the phased process established by this standard is to identify recognized environmental conditions. The term "recognized environmental condition" means the presence, or likely presence, of any hazardous substances or petroleum products on a property, under conditions that indicate an existing release, a past release, or a material threat of a release, of any hazardous substances, or petroleum products, into structures on the property or into the groundwater, or surface water of the property. The term includes hazardous substances or petroleum products even under conditions in compliance with laws. The report will identify all obvious uses of the property from the present back to the obvious first developed use, or back to 1940, which ever is earlier, using reasonably ascertainable standard historical sources.

 Phase II investigations

A Phase II Site Investigation is an investigation of the environmental problems actually existing on a site. One Source Environmental performs Phase II site evaluations in accordance with ASTM standards in an effort to ensure our clients' compliance with the Comprehensive Environmental Response Conservation and Liability Act (CERCLA). Our network of environmental field technicians and hydrologists are proficient at testing materials for potential hazards and making determinations for remediation options.

Transaction screens (ASTM E-1528)

If you are interested in fast and inexpensive research on your property and the sites surrounding it, One Source Environmental can provide you with a Transaction Screen. This study will cover the entire database search, but also involves more detailed research and on site investigations. The Transaction Screen includes owner and/or occupant interviews, fire department interviews and/or Sanborn map reviews and a site inspection by one of our professionals. Our reports will meet or exceed the ASTM-E-1528 standard for transaction screens.

For some properties, the Transaction Screen is a standardized approach to environmental due diligence that provides a generally acceptable degree of confidence about the environmental condition of the property. This format is only recommended for low impact uses such as undeveloped rural or residential properties. Please call our professionals if you are not sure about your due diligence obligations.

Government records search & interpretation

If you are interested in fast and inexpensive research on your property and the sites surrounding your property, One Source Environmental will provide you with a Records Search. This study will search government databases including your property and up to a one mile radius around your property. You should be cautioned that this product does not constitute due diligence on the part of the purchaser. It will simply provide you with a summary of the types of reported and registered sites in your area.
